Plumbing Repair - Plumbing Questions
1.40 Are plumbing leaks after foundation repair common?

Q. When I bought this house a few years ago there was small crack in the concrete slab- the home inspector and contractors couldn't tell if it was a shrinkage crack or result of settling(very common in the area I live in). The previous owners ended up putting some underpinning piles under one corner of the house. I think when that corner was lifted the drains connecting to the shower and tub (the bathroom is at the same corner) were misaligned, because we started having problems with the flooring coming up and carpet stains. Now I have to redo a lot of the plumbing and the doors won't shut properly. I read the foundation repair contract and it says they are not responsible for plumbing issues that arise after underpinnings are placed. Should everyone who had underpinnings put in have an inspector come in and look at all the plumbing again to make sure there are no new leaks because of the movement?? Is this normal? Is this common?

A. Wow, that is not good. I worked as a service plumber doing insurance claims where houses moved and there should always be a drain test, called a hydrostat test, done before and after the foundation repair. I would go to the previous homeowners to see if they had a hydrostat done after the foundation was lifted. if they had a test and have the paperwork that could save you lots of grief. Otherwise it may take an attorney and there are no guarantees because their warranty does plainly state that about the plumbing. Some companies do that as part of their standard procedures, some do not. Hopefully the previous had that test done, I know many insurance require a hydrostat test after a foundation repair as part of the claim. Start there and then maybe an attorney but there may not be alot of recourse. Best of luck.

1.20 I am a home theatre installer. I will give all the pertinent details. You can all decide what's fair.?

Q. I am a home theatre installer. Recently I did a job for a customer who to me seems very unreasonable. To make a long story short, I was installing a satellite system for him. I installed the dish, ran the lines into the house and then when I was about to run the lines up to the television from the basement, I was required to drill 2 holes. He left me alone for the entire installation until this point. When he heard me in the living room he came down and said "where are you going to drill the hole to downstairs". After doing my research and going by the safe route which I always use, I said in the hardwood next to the baseboard. He said "no, not there, my wife will kill me. I want you to go through right here, (he then pointed to an exact spot). I said I see there is a cable there already. He said yes, I watched them install that. I said does it go straight downstairs or does it take some bends? He said it goes straight down. I then drilled a hole which went into a wall cavity (his house is 120+ years old and in disrepair). I said that cable does not go straight downstairs does it! He said I guess not. I then put the hole where I originally wanted to and everything worked fine. I left the job and 5 hours later he called me and said "I have water on the floor in my basement" I thought, oh great here we go. I said "turn your water off obviously and call in a plumber". He then called me back later and said the plumber fixed the knicked pipe (from where he INSISTED I put the original hole). The cost was $275. The next day we agreed I would have my friend contractor replace all the damp drywall and insulation/vapor barrier. My friend went out and took two sections of wall out, cleaned up and left. Total work 3 hrs and $250 bill to me at a deal. Upon taking the wall out, all of the wood in the wall was discovered to be rotted from years of termites and other moisture damage long before this happened. The contractor reccomended that the entire section be replaced as main supports of the house were rotted terribly. The homeowner then said I just want the drywall screwed into the rotten wood and we'll leave it for now. He now says he wants me to cover the cost of the plumber instead. Please consider all facts and let me know what you all think is fair here.

A. I spent 25 years installing high-end A/V, home automation, lighting control and structured wiring systems. On one occasion, I was asked to install a pair of wall-mount panel speakers on an exterior wall. The customer was an unusually fussy type, and I did my measuring to the millimetre. Once I had determined the exact location to drill mounting holes, I found one location that I could not drill into. I asked the customer if he had seen the wall prior to drywall installation, and he said yes, and confirmed that there were no utilities or mechanicals in the wall. After trying to drill a little more, I ended up adding holes elsewhere on the mounting brackets, and moving the anchor point elsewhere. I later discovered that I had been attempting to drill into a natural gas feed! Bottom line: As an installer, I am solely responsible for my own work, and follow my better judgment, NOT the (usually well-intentioned) instructions of customers. I would say that, unfortunately, you owe for the plumbing repair, but not for the drywall repair.

1.20 Water runs down lawn from where new line and fitting were made during plumbing repair.?

Q. Plumber tried a patch job with the old pipe, then came back and up to a point replaced the pipe which is about 6 to 8 ft from concrete in front of house. When he returned and saw the trench had filled up with water, he said it was not his fault that its the old pipe, but I don't understand why right at the joint of the new repair and old pipe is leaking. Each time he has repaired the pipe water my rug in the living room has gotten very wet for weeks at a time.

A. If your rug is getting wet when the pipe leading into the house was cut, the vibration has caused a leak, i would suggest replacing pipe into house as well

1.00 Home A/C broke, fix or replace?

Q. I have a twelve-year-old central A/C system in my condo (two floors, 1000 sqft). I had an A/C tech from a well known local company try and service it yesterday. It's a 4lbs system, and he put in 2lbs to test. He said there is a leak in the system. He didn't charge me for the 2lbs of freon, only $89 for the service call. He said the next step is to vacuum the system and check for leaks which will cost $379, plus however much it costs to fix the leak. He coming back today to perform this service.. I only intend to live in my home three more years. -- Should I pay to have it checked for leaks plus however much it costs to repair (could be a leaky joint, compressor or evaporator), just to have it possibly go bad next season or two? -- Should I just pay for a new system? I imagine it would cost $3k-$4k. Though, probably wouldn't have much of a return on it when I sell the condo in three years.

A. As a general rule, repair it if the cost is less than half the value of what you are repairing. When you exceed the 1/2 value, then is a good time to replace it.

1.00 Where is the AC low pressure service valve/port in a MKIV?

Q. Hello, I have a 2000 jetta GLS. I would like to add some R-134a. For this reason, I would like to know the locaion of the low pressure service valve or port. Thanks

A. Adding 134a will not repair the hot air coming out. No hot air??? Leave the system alone--works just fine... Since you have no idea where the fill valve is. You have no idea what you are doin. AC is a very hi pressure system. You can be injured. Take the car to the shop and they will trouble shooot the system and fill if necessary...

Plumbing Repair

Plumbing - Plumbing Repair Everyone knows that sinking feeling you get as you watch a toilet bowl begin to overflow, or your shower drain spouting out water instead of draining it. Plumbing repair problems are enough to send the most placid home owner into a panic. Here are a few tips to conduct emergency plumbing repairs yourself as you wait for the plumber to arrive. The most common home plumbing repair problems have to do with faucet repair. For basic bathroom faucet repair, first turn off the water supply to the faucet, and unscrew the main faucet. Remember to place the components as you remove them in an ordered fashion, so you can place these in the right order when you assemble the faucet back again. If any parts are damaged, get these replaced by taking the removed part to the store so you can get a perfect match.

Jackson plumber in Jackson, Mississippi To clear a clogged sink, use your trusty plunger to clear the blockage. Plungers are actually very effective and handy home plumbing repair tools, but most people use them improperly. The goal is to create as much suction as possible to remove the obstruction. Some of the most common repairs involved in bathroom plumbing are unclogging shower drains. First, remove the cover of your drain, and using your flashlight look for any visible signs of obstruction. If you see something, take a straightened wire coat hanger, and use the hook to fish out the clog. If the hanger doesn't work, use a small plunger, and if this doesn't work either, use a plumber's snake. Simply insert the snake down the drain until you reach the clog. Turn the handle clockwise to enable the hook to grab the blockage, and pull it out.

While you can always perform a few simple home plumbing repairs, for major toilet repairs, bathroom repairs, and kitchen plumbing repairs, you need the help of an expert and professional plumber. To find plumbing repair services in Jackson, send us your details in the form, and our system will immediately match you with reputed plumber repair services in Jackson.
